Location. The most successful bed and breakfasts are those that are convenient to airports, historic parts of town, or other tourist attractions. That’s because there are two types of guests who tend to frequent B&B’s: business travelers who are tired of sterile hotel rooms, and families looking for a unique experience. That’s not to say that you can’t develop a successful B&B if your home isn’t located in the perfect spot, but you might have to work harder to make it a success if it isn’t.
eBay: eBay is one of the most popular websites in the world, period. That means it’s a great way to attract lots of eyeballs to your unwanted items, fast. Initially designed as an auction site for DIY sellers, it’s now primarily a venue for fixed-price (though often heavily discounted) sales by professional merchants. Still, as long as you include high-quality photographs and thorough descriptions in your product listings, you can likely break through the noise. eBay’s fee schedule is complex, but as a general rule, expect to lose 10% of your final selling price to the site’s commission.
Note:  There are dozens of other survey sites out there. These just happen to be the more well-known ones that have a reputation for paying out in a timely manner and not having impossible standards for cashing out. As always, be careful with your personal information. I recommend using an entirely separate email address for survey sites so they don’t clutter your inbox.
There’s plenty of work and clients to be found. If you know where to look. To start, you need to know if there is enough demand for your skill to make it worth the effort to go out looking for work. Start by searching for freelance postings on sites like Flexjobs, SolidGigs, Contena, greatcontent or one of the dozens of other skill-specific freelance job boards.
Your Price. When establishing a price for your classes, start by calling around and finding out what other choices your clients have. If you plan to offer cooking classes, call some commercial establishments and other in-home teachers. Compare your own talent and experience to what they’re offering, and set a price accordingly. You should always come in a little lower than classes offered by commercial establishments as that will be one of your selling points: expert information for less money.

Freelancing is the next best thing to being paid more for your full-time work, because professional work always pays more than unskilled. To find opportunities, let former colleagues or other personal connections that you’re available for freelance gigs. (Here are some ideas on how LinkedIn could be useful for that.) Or, post on marketplaces particular to your field. For instance, Mediabistro, a journalism site, allows freelancers to post profiles of their experience and services. Though these are more up to chance, designers can bid on jobs at 99Designs.com or submit a design at Threadless, to see if it will be crowdfunded. Elance-Odesk also lists many freelance opportunities, and you can also post your own services on Fiverr, although some freelancers say these services create a race to the bottom on fees and so are not very lucrative. The second (and cheaper) path assumes that you have the design and dev chops yourself to build your dream software. Naturally, it’ll take more time to get your product off the ground, but being able to bootstrap the development of your software lets you retain more ownership in your business and be more in control of your path, making this a lower-cost, but higher time investment to make money selling apps.
Try flipping houses if you have experience with making home repairs. As you may know from watching popular home improvement shows, flipping homes involves buying up a lower valued property that needs work, and then fixing it up for resell. To get started, you’ll need to have financing either through a bank a partner. Then, you can buy a property that’s priced below market value. After you renovate the property, you may be able to sell it for a profit.[10]
